A small-scale mixed-use development is taking shape in Winter Garden that could be the beginning of an anticipated gateway corridor to the city’s downtown.

The city is considering rezoning 210 and 214 S. Dillard St. as a single half-acre parcel that would allow 3,690 square feet of commercial space and with two upper-floor residences.

The project also would include 16 parking spaces, a dry pond and landscaping.
